Built after 1990, mostly after 2000
Goodyear was founded in 1917, but most of its building happened after 1990. The city grew from about 19,000 people in 2000 to about 95,000 in 2020. U.S. Census Bureau survey data (American Community Survey, 2020–2024) puts the median Goodyear home at 2007, newer than in Glendale, Peoria, Surprise or Avondale. About 78% of homes were built in 2000 or later, and 8% went up in 2020 or after. North and south of I-10 look alike: ZIP codes 85395 and 85338 both have a median home from 2007.
Much of that housing sits in master-planned communities such as Palm Valley, north of I-10, and Estrella, south of the Gila River near the Estrella Mountains.
Newer homes, ordinary failures
A house from 2007 has had nearly 20 years of use. Its original water heater, washer hoses and the supply lines under sinks may never have been replaced, and ENERGY STAR puts the typical life of a storage water heater at about 13 years. The City of Goodyear adds that heating water makes it “more aggressive or corrosive,” and recommends flushing the water heater once a year.
AC systems deserve a look too. ENERGY STAR warns that a plugged condensate drain can cause water damage in the house, and the Department of Energy’s Building America program notes that clogged drain lines and overflowing pans in attics and closets can go unnoticed long enough to cause severe damage. The city’s high-bill checklist
Goodyear’s high-water-bill page lists the usual hidden culprits and how much each can waste in a month:
- Service line leak. With the main valves on the side of your home shut off, the water meter keeps spinning. 1,000 to more than 50,000 gallons.
- Water softener malfunction. The softener’s drain line has water flowing constantly. 10,000 to 100,000 gallons.
- Stuck irrigation valve. 1,000 to more than 100,000 gallons.
- Stuck pool auto-fill. 5,000 to 70,000 gallons.
- Leaking toilet flapper. 1,000 to 80,000 gallons.
Most of these send water down a drain or into the yard. If the meter spins with your valves closed, the leak is in the buried line, and the City of Phoenix notes that soggy ground can be a sign of an underground line leak. For an urgent problem or a plumbing repair, the city’s water services line can arrange a temporary turn-off at any hour.
Two water providers, two sets of numbers
Your side of I-10 decides who supplies your water. Goodyear’s FAQ says most of the area north of I-10 is served by Liberty Utilities. South of the freeway, the city supplies a mix of well water and Colorado River water treated at its water treatment facility.
- City of Goodyear water. The city’s 2024 water quality report recommends setting softeners to 14 to 20 grains per gallon, and the city notes that hardness varies across Goodyear. A softener that isn’t set right or kept up can discharge too much salt or backwash and wear out early.
- North of I-10. Liberty’s Litchfield Park-area system, which appears to be the one serving much of north Goodyear, reported an average of 13.6 grains per gallon, ranging from 8.8 to 21.1, in its report on 2025 data. Confirm your provider on your water bill before using that number.
Waterman Wash and West Valley storms
Goodyear’s storm drains empty into the Gila or Agua Fria rivers, and some runoff moves through normally dry washes. On September 7, 2012, more than an inch of rain near the Estrella Mountains sent Waterman Wash in south Goodyear to a depth of about 5.8 feet at peak flow.
Goodyear was also in the path of two major wind storms. The September 12, 2023 supercell brought hail up to 1.5 inches and damaged roofs, carports and garage doors across the West Valley. The August 9, 2026 storm tracked west along I-10 with winds of 70 to 80 mph or more and left more than 50,000 customers without power. When water shows up
- Close the main valve on the side of the house, or the valve at the fixture.
- Stay out of water near outlets and cords.
- Take photos before you move anything.
- Call to reach an independent restoration provider that serves Goodyear, and a plumber or HVAC technician for the repair.
